Information for Our Tenants (Not an All-Inclusive List):

Rent:
Due on the first day of every month
If more than five days late, a 5% late fee will be assessed
In addition to the late fee, rents uncollected by the 10th of the month may be referred for collection
A $40 fee will be applied for all returned checks
Payable to Kenneth Carroll Real Estate and mailed to P.O. Box 85, Birchrunville, PA 19421
No Cash. Check or money order only
Security deposit may not be used in lieu of last months rent
Rules and Regulations:
No pets (except guide dogs and ADA helper animals) without permission of Kenneth Carroll Real Estate
Tenant shall maintain a minimum temperature of fifty five degrees
Tenant shall not paint any walls, woodwork or ceilings or change any lock without the expressed written consent of the owner
Coin operated washers and dryers (if any) are for the convenience of the residents only. Use at your own risk
All repairs are to be referred to Kenneth Carroll, P.O. Box 85, Birchrunville, PA 19421, by calling the office and leaving a very specific message regarding the necessary repair. In the event an office representative can not be reached via telephone, and the repair is an emergency, please consult the list of contractors below
As per the terms of the Residential Lease, you may be required to procure a renter's insurance policy to cover any loss you may incur
